Car garage plans for your homes
Many homeowners find themselves lacking adequate space, for cars, or other items. The answer may be a larger garage, and a 3 car garage may be perfect for an individual who collects, or those with lack of storage space in the home, or even a third vehicle for of age children.
It is important to remember when deciding to build a 3 car garage, and finding the perfect 3 car garage plans, that one must obtain the proper permissions first. You will need to contact the local building department, and they may require that you submit your plans prior to breaking ground.
The first step to creating your own 3 car garage plans is to consider your building design. After deciding on the location, you will need to decide on a size for your structure. It should be at least 30 feet wide, but 34 feet is ideal. In addition, your 3 car garage plans should have a depth of no less than 24 feet. The height of the garage will be based on the type of overhead door you chose, whether a single or double overhead door, or a combination of the two.
The next step to creating your 3 car garage plan is to choose a foundation material. At this point you will want to, at the very least, consult a professional. If you are already familiar with laying a foundation, you will want to dig the area and pack it. When layering the floor, ridge roam boards and concrete are suggested, with stakes every 3 feet to secure the boards, and using rebars to fortify the concrete. Place the anchor bolts for supporting the walls before the concrete dries, 6 inches apart. Wait until your concrete has cured before building your walls.
For the exterior structure of your 3 car garage plan, you will want to start with layering your bottom plates of treated lumber, using sill foam between the concrete and the bottom plates. The walls should be built using 2 X 4 inch plants, in sections, with spaces for the windows and doors, using studs to secure plates and sections. For top plates, attach extra 2 X 4's for fortification. For windows, use 2 X 6 inch planks, and for doors use 2 X 12 inch boards or prefabricated beams created specifically for this purpose with at least 2 trimmer studs on each end for support. Before finishing with plywood walls, call an electrician or plumber to install or complete electrical wiring, lights, and water outlets. The roof should be constructed of prefabricated roof trusses secured and sheathed using plywood. Roofing felt should be installed and covered with shingles.
The interior of your 3 car garage plans may include pegboards, racks, or even cupboards for extra storage. You may even decide to paint your interior for a finished look. No matter what choices are made when preparing to move your goods into your new garage, you will know your hard work and effort have definitely paid off!

How can I make a bar converted from a 2-car garage into added square footage for my home?
We bought our home 2 years ago. The appraiser would not count this beautiful bar that was converted from a 2 car garage (inside our walk-out basement). Is it because there's no plumbing fixtures, is it because there's no heat or air directly blowing into the bar? It really doesn't need air, it's always cool, even in the summer. What would be the least expensive way to get this room added to the appraised square footage of our home?
I think this is largely up to the discretion of the appraiser. You should ask them why they won't consider it living space or what you would have to do to make it living space. I would say, it has to be permanently made to living space. for example, remove garage doors and frame in solid wall there. make adequate heating down there, insulate properly, have fully finished walls etc.
