What is the Best Way to List Your Home for Sale?
The standard or most usual real estate commission today is the 6 percent commission. Of course, all commissions are negotiable and it is possible to find good choices among agents who will list your home for a smaller percentage and those who charge a flat fee. Even if you decide to sell on your own, there are ways to interact with agents and if you really are not that good at marketing, you may want to consider listing with an agent and negotiating the commission to where both parties are happy.
For Sale by Owner
Just because you decide you sell your home by owner does not mean you cannot involve real estate agents. An Open Listing and a One-Time Show Listing are both used in FSBO situations.
The Open Listing – If you are willing to work with a real estate agent who will bring buyers to see your home, an open listing may meet your needs. You agree to pay the buyer agent a commission if their client buys your home. You can enter into open listings with as many agents as you like. Of course all the marketing and promotion of your home is your responsibility. Your home will not be in the MLS, nor on the Web unless you affiliate with a FSBO site.
One-Time Show Listing – An agent who has a client that might be interested in your home may approach you with an offer of a one-time show listing. You sign an agreement that if the agent's buyer buys your home, you will pay the agent a commission. This is a protection for the agent so that the seller and buyer cannot get together later and try to avoid paying the agent commission.
Listing With a Broker
Most homes are sold through a traditional Exclusive Right to Sell listing. This type of listing guarantees that the homeowner will pay the full commission regardless of who brings the buyer. For example, even if the homeowner sells to a friend or relative who did not go through any agent or broker, the commission must be paid. This is done for the benefit of both the buyer and the real estate broker. The broker can now spend the money and resources necessary to market the home. For example, a home needs to be listed in the MLS or Multiple Listing Service. When that happens, the listing is virtually on thousands of Websites throughout the country. Brokers usually provide other types of marketing both online and traditional.
Exclusive Agency Listing
Not very popular with real estate agents, this type of listing arrangement allows the seller to sell the property on his or her own and avoid paying a commission. The only time a commission is paid is if the listing agent or some other agent provides the buyer. The problem with this type of listing agreement is there is no protection for the listing agent or broker and therefore no incentive for them to spend money on marketing and advertising. So, this type of listing along with the open listing and the one-time show listing leaves the seller without any professional help in finding the right buyer.
